The weight of property.
What the family's real estate is really worth, what it costs and what it earns — and how to decide what to keep, what to transform and what to let go. An independent guide for those who own.
Three Italian families out of four own the home they live in, and bricks and mortar account for roughly half of household wealth. Yet almost nobody treats real estate with the care reserved for everything else: its value is known “more or less”, the costs it generates every year go uncounted, and the question that surfaces in so many conversations — “do I own too much property?” — is left without a method for answering it.
This guide applies the series' method to property: the inventory no family has ever compiled, the weight on total wealth and the criteria for judging it, the true yield net of everything, the jobs of each property — the home, the income, the sleeper — and the decisions: rebalancing, transforming, passing on. Ending with the tax chapter, where property reserves its greatest advantage precisely at the moment of handover.
It is an independent guide: it sells neither properties nor products, and has nothing to place. When the numbers say property pays, it says so; when they say the opposite, likewise. It provides the foundations — the ones every owning family should have before deciding.
Inside
How much property there is, what it is really worth, what it earns net of everything: the inventory no family has ever made, the weight on the estate and the yardstick to judge it.
Every property does a job, or fails to do one: the home you live in, the property that works, the one that sleeps — and the ways out when the set-up needs to change.
Rebalancing without fire sales, the risks that never arrive by statement, the handover to heirs without conflict — and tax, with property's greatest advantage. The glossary closes.

The file is not responding, and the fault is on this side: it has nothing to do with you. Try again in a few minutes, or write to info@massimilianosilla.com and it will be sent to you.
